Timothy O’Donnell
Timothy O’Donnell is one of the world’s most accomplished American long-course triathletes, with over 50 podium finishes and 22 major wins worldwide. Highlights of his career include winning the ITU Long Distance World Championship (2009), nine IRONMAN 70.3 titles, two IRONMAN victories, and winning the 2023 Half IRONMAN in Peru at the age of 42. Tim finished 3rd at the 2015 IRONMAN World Championships and 2nd in 2019, where he clocked the 2nd fastest time ever and made history by becoming the first American to break the coveted 8-hour barrier. With a decorated career on the international racing circuit, Tim exemplifies resilience, discipline and excellence. A former U.S. Naval Officer, Tim began his athletic journey as a swimmer before leading the Naval Academy Triathlon Team to two U.S. National Championships. His dedication to the sport has made him a full-time professional triathlete, ambassador, and inspirational leader.
Tim lives in Boulder, Colorado, with his wife, Mirinda Carfrae (3x IRONMAN World Champion) and 3 kids, Izzy, Finn and Jameson (who just turned 1!).

Cat Carmichael
Cat Carmichael, PCAM has been serving community associations for three decades, as an executive in community management, a commercial banker dedicated to HOA financial services, and as a highly sought after management and business partner consultant. She has published numerous trade articles and has been a featured speaker and instructor at industry events.
Cat’s election to CAI’s Business Partners Council in 2013 led to her selection for the Board of Trustees, where she served as 2019’s President. Cat is a graduate of the University of California, Irvine, and an honors graduate of Pacific Coast Banking School.
Her consulting company, Strategy 1 2 3, helps businesses with profitability, strategic partnerships, and pre-sale due diligence to help owners enhance their business’s value and increase their success in mergers and acquisitions.

Jarret Tran
Jarrett Tran is a community association management professional with 21 years of experience across apartments, condominiums, mixed-use properties, and large-scale residential communities. He is currently a senior account executive at AvidXchange, a SaaS company that streamlines accounts payable for association management companies. Prior to AvidXchange, Jarrett was Regional Vice President at CAMS in Charlotte and Vice President of Onsite Management at GrandManors, where he helped grow the division to serve over 20,000 homes nationwide. Jarrett has managed communities in NC, FL, CA, TX, and CO. He also serves as president of Towns at Kestrel Village HOA and has held leadership roles with Quail Hollow East Condominiums. He holds AMS and PCAM designations from the Community Associations Institute and a BS in Business Administration from the University of North Carolina at Charlotte.

Sean Madigan
Sean Madigan is the Sr. Field Sales Director for Property Management at Edenred Pay, specializing in helping property management companies optimize, digitize, and monetize their AP payments. With 24+ years of property management, banking, and AP automation experience, Sean has cultivated a dedicated “whatever it takes” work ethic and a client-first mindset. He is an expert in finding ways for management companies to become more efficient and profitable and enjoys networking and presenting at industry events.
Sean earned his California Certified Industry Partner (CCIP) in 2024 and is actively involved in the Community Association Institute. He attends training events, has contributed to many presentations at CAI conferences, and has served on CAI Arizona’s board for three and a half years.

Over the past 26 years, Mark Brousseau has established himself as a thought leader on accounts payable, accounts receivable, payments and document automation. A popular speaker at industry conferences and on webinars and podcasts, Brousseau advises prominent end-users and solutions and services providers on how to use automation to improve document- and payments-driven business processes. Brousseau has chaired numerous
educational conferences and has served on several industry committees and boards. He resides in Center City Philadelphia with his wife and three sons.

Sarah Blechta
Sarah Blechta is a dynamic and accomplished leader in the field of Community Management, with deep roots in Big Sky, Montana. Growing up in the area, Sarah brings an intimate understanding of the local landscape and community, combined with a diverse professional background. After earning her B.A. in 2007, she launched her career in hospitality, working in hotels and property management from 2008 to 2015. During this time, she developed a strong foundation in guest services, operations, and the intricacies of property and association management.
In 2015, Sarah transitioned to a leadership role at Yellowstone Club, where she managed nearly 15 associations for one of the most exclusive ski and golf communities in the world. Her ability to navigate complex property needs and foster strong relationships within the community set her apart as a trusted leader.
In 2024, Sarah took the next step in her career, creatng Lone Mountain Management under the umbrella of Lone Mountain Land. As the Vice President of Property Associations, she now oversees nearly 40 associations with her team, serving Yellowstone Club, Spanish Peaks, Moonlight Basin and Town Center as well as associations in the greater Big Sky area. Her expertise and commitment to excellence have made her and Lone Mountain Management a trusted partner for high-end properties, ensuring that residents experience the highest standards of service in community management.
Outside of her professional achievements, Sarah is deeply involved in her community. She has served as an elected official for the Big Sky Resort Area District Board since 2018, where she works to improve the area’s growth and sustainability. Sarah is also committed to animal welfare through her role on the Board of Riley’s Urgent Fund For Friends (RUFF), a local non-profit organization dedicated to helping animals and their families in need. Additionally, she is an active member of the Bozeman Health Planning and Finance Committees, where she contributes to healthcare planning and financial strategy in the region.
Sarah lives in Big Sky with her husband and daughter, where they enjoy the natural beauty of the area and are active in the local community. Her dedication to her family, profession, and community exemplifies her role as a leader and advocate for Big Sky’s future.

Dawn Bauman
Dawn M. Bauman has worked for CAI for nearly 20 years at both the international and chapter level. Bauman and her team have produced nearly fifty public policy initiatives impacting the community associations housing model— including policies on Fair Housing, pets and assistance animals, and the removal of racially restrictive covenants.
She is frequently sourced in U.S. and international media outlets, including— The Wall Street Journal, U.S. News & World Report, The Washington Post, and Bankrate, on community association housing topics.
Bauman works directly with CAI’s 36 state Legislative Action Committees (LACs) and The College of Community Association Lawyers (CCAL) to further CAI’s mission—promoting effective leadership and responsible citizenship in homeowners associations and condominium communities. CAI’s LACs and CCAL fellows are considered industry experts and are often leaders in providing model language used in current legislation and regulations throughout the U.S. For the past eight years, Bauman has delivered dozens of education programs and presentations pertaining to legislative and legal trends shaping community associations, Fair Housing, and assistance animals during CAI’s annual CEO-MC Retreat hosting 300 of the world’s leading community association management chief executive officers.
She is an annual presenter at CAI’s Annual Conference and Exposition: Community NOW, attended by 2,000 homeowner leaders, community managers, and business partners where she delivers the latest education, resources, and information about legislative and regulatory topics shaping the community associations housing model.
In 2021, as the executive director of the Foundation for Community Association Research, Bauman led the research committee’s mission to better understand diversity and inclusion in today’s community associations. Following a survey, The Foundation published the exclusive full report, “Creating Harmony in Diverse Communities,” detailing the survey findings and recommendations for CAI to create new education and programming for its membership and the public.

Kyle Evans
Kyle Evans is an experienced product leader with a strong technical foundation in Agile product management, business strategy, and security technology. He holds an M.S. from Georgetown University and advanced certifications, including A-CSM, CSP-PO, CAL I, and CASP. With a strategic, results-oriented approach, Kyle drives product development and market expansion.
As Product Manager for FRONTSTEPS Dwelling and FRONTSTEPS Community, Kyle focuses on improving the homeowner experience and simplifying processes for both residents and management teams. By streamlining everyday tasks, he ensures security solutions and community operations are intuitive and seamless. Kyle collaborates with executives and investors to identify growth opportunities, lead Suite-level initiatives, and deliver innovative solutions for premium residential communities.

Barbara Durbin
With nearly 20 years of experience in Homeowners Association (HOA) management, Barbara brings a wealth of expertise in overseeing the operations, governance, and
financial management of residential communities. In addition to her extensive HOA background, she has spent the last 7 years specializing in onboarding software for HOA and real estate management, equipping her with a unique blend of industry knowledge
and tech-driven solutions.
Barbara has served on several committees with the Community Associations Institute (CAI) and the Building Owners and Managers Association (BOMA) further honing her leadership skills and deepening her understanding of the industry’s best practices. She has also held significant leadership roles within her own communities, serving as
Treasurer and Board President, where she successfully guided financial oversight and community governance.
Known for her strong problem-solving abilities and commitment to both residents and board members, Barbara is dedicated to ensuring the efficient, transparent, and sustainable management of each community she serves. Her diverse skill set, coupled with hands-on leadership experience, enables her to navigate complex challenges while fostering collaborative relationships that support community success.

Bob Brencic
Bob Brencic, CMCA®, AMS®, MBA is the President and Owner of Trestle Community Management, one of the largest and most respected community association management firms in Washington State. Over the past decade, Bob has organically grown Trestle into an industry
leader, expanding the firm to a team of over 60 professionals, serving over 150 communities and 13,000 homes. Under his leadership, Trestle is recognized for its professionalism and execution, earning the 2021 Business Partner of the Year award from Washington State
Community Associations Institute (CAI), and perennially named as one of Washington state’s fast-growing privately-owned companies.
Prior to founding Trestle, Bob spent 25 years in the high-technology industry, holding senior leadership roles at firms such as F5 Networks and Emulex (now part of Broadcom). His contributions to small business and community service were recognized in 2018 when he was named a Small Business Hero by the Puget Sound Business Journal.
Bob holds both a Bachelor of Science in Mechanical Engineering and a Master of Business Administration from the University of Santa Clara. He is certified by the Community Associations Institute (CAI) as a Certified Manager of Community Associations (CMCA®) and an Association Management Specialist (AMS®). In addition to his leadership at Trestle, Bob serves as Treasurer of the Bellevue Towers Condominium Association and is actively engaged in industry advocacy and governance.
